The following projects illustrate our investment approach and asset management philosophy in practice.
Revoluční 7
The property was acquired with existing rental income, which was enhanced through active asset management and targeted optimisation of the tenant mix. In parallel, a repositioning strategy was prepared to convert the building into a four-star hotel with 150 rooms, significantly enhancing its long-term value.
Following receipt of the building permit, the project was successfully exited in 2023 through a sale to PURO Hotels, a leading Polish hospitality group.
STS
Following the acquisition of the largest industrial park in Hradec Králové, the asset management strategy focused on expanding the tenant base and modernising the site. The tenant base included both local and international industrial occupiers, such as Renault Trucks and GLS, which supported stable occupancy and predictable rental income.
The property was subsequently sold to Bechstein, the renowned German piano manufacturer.
Bavlna
The centrally located office complex comprised approximately 7,800 m² of GLA, with established rental income and potential for further growth. Building A was modernised, re-let, and operated as a business centre with offices and commercial premises leased to a diverse tenant base.
Building B was repositioned into a multi-tenant polyclinic, bringing together a broad range of healthcare providers and related services. This repositioning significantly increased rental income and improved cash-flow stability.
The asset remained a stable income-generating part of the portfolio until its sale in 2019.

Nader Safari
Nader Safari
Nader Safari leads NASA Capital’s strategic direction, oversees the firm’s investment activities and investor relations.
He began his career at Deutsche Bank, where he was selected for an executive trainee programme. In the early 1990s, following the opening of Central and Eastern Europe, he moved to Czechia and began investing in real estate. This laid the foundation for a real estate career spanning more than 30 years.
Over the years, with NASA Capital he has acquired, managed, and developed a broad range of commercial real estate assets, including office buildings, industrial properties, healthcare facilities, and mixed-use projects. His experience spans the full investment cycle, from acquisition and asset management to development, repositioning, and divestment.
Outside of business, Nader is actively involved in philanthropic and environmental initiatives. In recognition of his charitable activities, he received the VIA Bona Award, presented in cooperation with Citigroup New York.
Karel Bartes
Karel Bartes
Karel Bartes joined NASA Capital in 2023 as Chief Investment Officer, bringing over 18 years of experience in real estate investment and fund management across Central Europe.
Prior to joining the firm, he served among others as Head of Portfolio Management at ARETE Group, where his responsibilities included acquisitions, portfolio management, financing, fund structuring, and divestments.
At NASA Capital, Karel leads the firm’s investment strategy and oversees acquisitions, asset and portfolio management.
Marc Safari
Marc Safari
Marc Safari is Chief Operating Officer at NASA Capital. He completed postgraduate studies in real estate in London and oversees the group’s operations, partnerships, and external positioning. He has played a key role in NASA Capital’s expansion into the Polish market, including the launch of its first Polish investment vehicle.
